Why Do I need a Pre-Purchase Inspection?
A Pre-Purchase inspection is strongly recommended for all potential purchasers prior to entering into contracts of sale.
Often we find that there are defects/issues with a property that purchasers
will not notice when viewing a property. Left unnoticed, there can be dire consequences
to the purchaser. Ask yourself the following questions:
- Does the house have any structural defects, major or minor?
- Are there timber pests hiding within the roof space, under the floor or within the walls?
- Are there moisture problems in the bathroom, laundry or kitchen?
- Has the property been constructed to relevant Australian Standards
- Are there any problems that may eventuate over time that could potentially cost in the thousands of dollars?
As many of these questions cannot be answered by purchasers, it is vital that purchasers engage the services of a professional licensed and insured Building & Pest consultant.
The building & pest consultant will thoroughly examine all areas of the
property, climbing into the roof space (where allowable access is provided),
crawling under the sub-floor are (where allowable is access is provided), use
a moisture meter within the wet areas of the house to detect raised moisture
levels and potential problems, examine the external perimeter and structure
of the property, assess trees and garden beds for evidence of timber pests,
and provide a detailed and thorough report of their findings, including full-colour
photographs.
The Pre-Purchase inspection can identify many issues, allowing purchasers to make an informed decision prior to committing to a contract of sale and provide valuable peace of mind.
Whilst we strongly recommend a complete Building & Pest Pre-Purchase inspection, there are occasions that purchasers may only wish to have a Building Inspection or Pest Inspection at the time. Compass Consultancy can perform either service at the request of purchasers.
What is a Pre-Sale Inspection?
A Pre-Sale Inspection is conducted identical to a Pre-Purchase Inspection,
however it is conducted on behalf of the owner/vendor of the property.
A Pre-Sale inspection will identify the same issues/defects within the property as a Pre-Purchase will, however with the report being commissioned by the owner/vendor prior to sale, owners then have the opportunity to rectify any issues/defects identified, therefore assisting their own sale.
By taking a pro-active approach to their sale, owners are completely aware of the current condition of their property. They should follow through with recommendations from their report, make any required modifications/rectifications, bringing the property to a saleable condition.
Purchasers then who commission a Pre-Purchase Inspection, should receive a more encouraging report, as there are no major concerns raised within their report, which in turn provides comfort to all parties concerned and provides a basis for purchase/sale to proceed. |
